Common Area Cleaning Specifications
INTERIOR
Daily:
Rental/Management/Leasing/Executive Apt./Model
Ø All Carpeted Areas Will be Vacuumed
Ø All Horizontal Surfaces Where Dust My Accumulate Will be Dusted
Ø All Glass Top Surfaces Will be Cleaned Streak Free
Ø Restrooms Will be Sanitized and Stocked with Paper Products
Ø Kitchen Areas Will be Cleaned and Wiped Down
Ø All Tile Floor Areas Will be Vacuumed and Mopped
Ø All Trash Receptacles Will be emptied and re-lined
Lobby:
Ø All Lobby Low Glass In/Out Will be Cleaned 3X Per Day
Ø Carpet Will be Vacuumed 2X per Day
Ø Trash Receptacles Will be emptied and re-lined 3X Per Day
Ø All Horizontal Surfaces Where Dust My Accumulate Will be Wiped Down
Ø All Glass Top Surfaces Will be Cleaned Streak Free
Ø Front Canopy Area Will be Policed 3X Per Day
Ø Front Canopy Area Trash/Ash Trays will be Emptied 3X Per Day
Laundry Facilities Floors 3X Per Week
Ø Walls Will be Disinfected and wiped down
Ø Floors Will be Swept and Mopped
Ø Lint Will be Removed From the Dryers
Ø All Horizontal Surfaces Where Dust My Accumulate Will be Wiped Down
Ø All Unauthorized Notices Will be Removed
Trash/Trash Compactors/Trash Rooms:
Ø All Trash Will be Compacted, Removed from the buildings and placed in the exterior Compactor Dumpsters
Ø Rooms will be cleaned, disinfected and hosed down
Ø Exterior Compactor Areas Will be Kept Neat and Free of Debris
Fitness Center:
Ø All Glass Surfaces Will be Cleaned Streak Free
Ø All Exercise Equipment Will be wiped down with disinfectant
Ø All Carpeted Areas Will be Vacuumed
Ø Restrooms Will be Sanitized and Stocked with Paper Products
Hallways/Stairways:
Ø All Carpeted Areas Will be Vacuumed and Detailed 3X Per Week
Ø All Tile Floors Will be Spray Buffed 3X Per Week
Ø All Glass Surfaces on Basement Commercial Space Will be Cleaned Streak Free 2X Per Day
Ø Tile Floors Will be Swept and Mopped
Ø All Stairways Will be Policed Daily
Ø All Stairways Will be Disinfected and Mopped As Needed
Elevators:
Ø All Elevator Interiors Will Be Cleaned, vacuumed and Wiped Down as needed
Ø Elevator Landings in Lobby and Basement Will be Cleaned and Wiped Down 2X Per Day
Weekly:
Ø All Metal Thresholds, Elevator Tracks, Brass Kick Plates and Marble Thresholds Will be Polished
Monthly:
Ø All Lobby Carpet Will be Shampooed
Ø Dumpster Pads/Compactors and Compactor Rooms Will be Pressure Washed
Ø Elevator Lobby on 1st Floor will be Machine Scrubbed
Quarterly:
Ø All Carpeted Areas in Hallways /Leasing and Management Office Will be Shampooed
Ø All Blinds in Office Areas Will be Wiped down
Ø Clean Under and Behind Laundry Equipment
Ø All Elevator Lobby Floors Will be Polished
Exterior
Daily:
Ø All Trash on Grounds and Parking Areas Will be Picked Up and Grounds Will be left Debris Free
Ø All Trash Receptacles Will be Empties and Relined
Ø Detail Clean Area in Front of Leasing Office
Additional Items:
Ø Property Management will reserve the right to change duties and responsibilities of Porter/Matron. If substantial time is taken away from above listed specifications, Contractor will contact Customer to re-evaluate current specifications.
Ø Porters/Matrons will assist on site personnel if needed with snow removal during regular business hours.
Ø Porter/Matron will deliver notices and correspondence for Property Manager.
