Garden Style / Townhome Cleaning Guidlines
Daily:
Management/Leasing Office /Club Room Exercise Room:
Ø Vacuum all carpeted areas
Ø Dust all horizontal surfaces as not to disturb equipment or paperwork
Ø Sweep and mop all hard surfaced floor areas
Ø All door and high profile glass will be cleaned
Ø Clean, sanitize and replace paper in all restroom facilities
Ø Wipe down all countertops and kitchen appliances
Ø Clean Kitchen sink
Ø Spot clean walls and doors.
Ø Wipe down all gum equipment with approved disinfectant
Ø Clean Mirrors
Ø Spot Clean Windows
Ø Clean front door
Ø Ensure all debris and spider webs are removed form front entrance area of Office
Restrooms
Ø Restrooms will receive complete cleaning and sanitation in accordance with the specifications listed below: (No harsh abrasive or toxic cleansers may be used)
Ø Commodes and urinals will be washed inside and outside including under each bowl and the wall immediately surrounding. This work will be performed using and approved disinfectant cleanser. All bright metal will be cleaned and dry polished. Deodorant blocks will be used in urinals. Stainless steel polish should be used regularly.
Ø Washbasins will be washed inside and outside using an approved disinfectant cleanser. All bright metal fixture units and plumbing will be dry polished. Stainless steel polish should be used regularly.
Ø All stall partitions will be damp cleaned using an approved disinfectant cleanser. Special attention will be given to urinal partitions.
Ø All entrance doors including stops, jambs and frames will be cleaned. Any stainless steel will be polished.
Ø All mirrors and lights will be cleaned. Burned- out light bulbs will be replaced.
Ø All sanitary napkin containers will be emptied, damp cleaned with an approved disinfectant cleanser and provided with a new wax bag liner.
Ø All supplies such as toilet tissue, paper hand towels and liquid hand soap will be restocked. (Customer will supply paper products) The proper quantity will be installed to avoid malfunction. Both key locks of the paper hand towel dispensers should be locked after each installation.
Ø Contractor will supply famine sanitary supplies. Contractor will be allowed to collect monies collected for purchase.
Ø Tile floors will be dusted with a treated dust mop. All spillage will be removed, including damp mop cleaning using an approved disinfectant cleanser nightly.
Ø All tile walls around basins; commodes, urinals, soap and towel dispensers and trash receptacles will be washed nightly.
Ø All floor drains must remain free from odor at all times. Daily, water will be poured down into drains to insure vapor seals.
Common Area Hallways 4X per Week
Ø Sweep and Damp mop non-carpeted areas
Ø Vacuum all carpeted areas
Ø Spot clean Carpet
Ø Spot clean walls and doors
Ø Sweep front stoops of buildings to ensure small debris such as cigarette butts are removed
Ø Ensure all spider webs and bug debris are removed
Ø Sweep stairs
Ø Clean fire extinguisher and box
Grounds (Daily)
Ø All Trash on Grounds Will be picked up and Grounds Will be left Debris Free
Ø All Trash Receptacles Will be Emptied and Relined
Ø Detail Clean Area in Front of Leasing Office
Weekly:
Grounds
Ø Sweep or blow all curb lines free of debris
Monthly:
Management and Leasing Office
Ø Spot clean all carpet
Ø Vacuum and dust all vents
Ø Vacuum all furniture
Ø Clean windows Inside/Out
Common Area Hallways
Ø Remove insect debris from light fixtures in common stairwells.
Club House/Management and Leasing Office
Ø Dust and clean blinds
Ø Wipe down and sanitize telephones
Quarterly:
Grounds
Ø Pressure Wash all Dumpster pad areas
Ø Pressure wash front entrance to Mgt office and building entrances
Ø Pressure wash building walkways and landings
Additional:
Ø Property Management will reserve the right to change duties and responsibilities of Porter/Matron. If substantial time is taken away from above listed specifications, Contractor will contact Customer to re-evaluate current specifications.
Ø Porter/Matron will assist on site personnel with snow removal during regular business hours.
Ø Porter/Matron will deliver notices and correspondence for Property Manager.
